Repair from the top down

A chimney leak in Edmonton is an active threat to your home. Water through a cracked crown or failed mortar saturates the firebrick and spalls the interior.

Chimney repairs need to begin at the top — the crown sheds water away from everything below it. River Valley Contracting rebuilds crowns first, then works down: repointing top courses, replacing counter-flashing, applying ChimneySaver waterproofing.

Most Edmonton chimneys have three issues at once. Fixing one without the others is a half-measure. The quote covers the full job up front.

Everything included in the price

No hidden extras. Every item below is included in your written estimate.

01

Roof inspection

Crown, top courses, flashing, cap and damper all photographed and assessed.

02

Scaffolding / lift

Set up where the chimney is too tall or steep for ladder work alone.

03

Crown rebuild

Cast-in-place concrete crown sloped to shed water, with a drip edge overhanging brick.

04

Tuckpointing

Top 3 to 5 courses (which take the most weather) repointed with matched mortar.

05

Counter-flashing

Cut into a new reglet in the brick and sealed; step-flashing woven into shingles.

06

ChimneySaver waterproof

Breathable siloxane applied to the chimney face — repels water but lets existing moisture escape.

Common questions

How do I know my chimney needs repair?

Water staining around the chimney chase, white efflorescence on brick, loose mortar at the base, spalling brick face. Any of these are signs of failure.

How long does the repair take?

A complete repair (crown, top courses, flashing, waterproofing) is 2 to 4 working days. Single-element fixes are usually 1 day.

Will the new brick match?

For small replacements, salvaged matching brick where possible. New units are pigment-toned to blend within a couple of seasons.

Do I need a chimney sweep too?

For an actively used fireplace, yes — a different trade. River Valley Contracting can recommend a WETT-certified sweep we work with.

What about unused chimneys (high-efficiency furnace)?

River Valley Contracting can rebuild the old chimney for water-tightness, or remove it down to the roof line and infill.

Can I paint the chimney to seal it?

No — paint traps moisture in the brick which then freezes and spalls. ChimneySaver siloxane is breathable and correct.
